What is a Real Estate IRA?
A Real Estate IRA is a self-directed IRA that allows you to invest in real property. Assets like rental homes, commercial buildings, raw land, or other real estate, can be invested in inside a tax-advantaged retirement account. Your IRA holds title to the property, and all income and proceeds flow back into the account.
What types of real estate can I hold in my IRA?
You can invest in a variety of property types, including residential rentals, commercial real estate, raw land, real estate notes, and fix-and-flip projects. Certain restrictions apply. For example, you cannot use IRA-owned property for personal use. Our specialists can walk you through the rules.
How does rental income work inside an IRA?
All rental income from an IRA-owned property flows directly back into the IRA. It grows tax-deferred (Traditional IRA) or tax-free (Roth IRA). Expenses related to the property must also be paid from the IRA.
Can I personally live in or use IRA-owned property?
No. IRS rules prohibit you, your spouse, and other disqualified persons from personally using property held inside an IRA. The property must be held strictly as an investment.
Can I use a mortgage to buy property inside my IRA?
Yes. Your IRA can use a non-recourse loan to finance a property purchase. Non-recourse means the lender can only claim the property itself as collateral, not other IRA assets. Be aware that leveraged real estate inside an IRA may be subject to Unrelated Debt-Financed Income (UDFI) tax.
